Sheriffs Way – Nottingham

Projected Profit to Investors: 61%

Outline Proposal

Nottingham is one of England’s core cities with an economy currently worth £12.8 billion annually and access to a workforce of 1.1 million. The City is home to an array of world renown companies such as Raleigh Bikes, Boots and Experian. London is 127 miles to the south and ongoing train line improvements will reduce journey times to the capital. The City also has excellent road and rail links to the Midlands and the North. Nottingham has the youngest workforce of any of the core cities and has two world class universities with some 60,000 students. The site is situated in close proximity (320 metres) to Nottingham train station and in addition the new tram line (Nottingham Express Transit) runs past the site. Major re-developments in the area include Unity Square, an office led development opposite the station and there is excellent potential for the Triangle site, of which the site purchased by Eden Land forms a part. Our site comprises approximately 1.5 acres fronting Sheriffs Way, Crocus Street, Arkwright Street and Meadows Way. The site has been levelled and cleared and made secure with palisade fencing.

Purchase of Site

The site was purchased on 11th November 2016 for a purchase price of £2.2 million. The site is considered suitable for a number of uses. Our team, led by architect Roger Stephenson, initially produced plans for a baseline expanded student scheme, and also a more ambitious scheme to include a residential tower element, student accommodation and a hotel. After an initial meeting with Nottingham Council in mid-November, our team had a full preliminary meeting with Nottingham Council on 8th December.
